Why Twindo Charges by the Square Foot (And What That Means for Your Budget)

The Basic Model
Twindo is free to download, scan, and measure. Scanning is always free. You pay when you place an order for a CAD or BIM file, and that cost is based on the square footage of the space you’re having modeled. See current pricing here.
Why Square Footage Makes Sense
A per-square-foot model reflects what actually drives the work. Twindo uses AI to accelerate scanning and model generation, but trained professionals still review and quality-check the final output before delivery. Larger spaces require more modeling time and QA. Smaller spaces cost less. Unlike flat-rate models, you’re paying for what you actually get, not a fixed fee regardless of scope.
This model also makes Twindo easier to build into your project pricing, and many Twindo users transparently pass along the cost of the model to their customers, sometimes marking it up as they do materials.
How the Estimate Works
When you place an order, Twindo provides an estimated price range based on the scan area. That estimate is calculated automatically on your iPhone or iPad. The actual charge is based on the true square footage of the delivered model, measured from the exterior sides of the walls per ANSI standards, the same standard used across the industry.
A few things worth knowing about how square footage is calculated:
- The measurement is taken from the exterior wall footprint, not the interior floor space. This means the number may be slightly higher than a real estate or permit square footage, which only counts livable space. Unfinished basements, garages, attics, and porches aren’t counted in those calculations but are included in Twindo’s model, and therefore in the cost.
- You are not charged at the time of ordering. Payment is processed at delivery, based on actual square footage.
- Overlapping areas from multiple scans are only counted once, so orders with multiple scans may be estimated higher than the final as-built model.
- Our estimation algorithm works best indoors, so estimates for orders containing exterior scans may have more variability.
